If a Surplus amount exists for this loan, the surplus amount is displayed here. For example, perhaps you set up a reserve for taxes on a property, and the property taxes went down by $200 for that account. At the end of the year when the analysis is run, this account would have a surplus of $200.

 

Note: The Surplus Limit determines whether an excess check is generated for the borrower or the excess money is subtracted from the payment amount per month. For example, if the Surplus Limit is $50.00, and the Actual Surplus is $52.00, the system would generate a check for $52 to the borrower when the analysis is run. If the Actual Surplus was $49, the system would divide that by 12 and subtract it from the monthly payment (e.g., the payment would be $4.08 cents less per month).
